    We send reminders to e-transfer tenants who have been late in the past, ensuring they pay on time.
  • Organized Record-Keeping:

    We maintain organized records and handle any requests for receipts, making it easy for both tenants and owners.
  • Funds Sent Directly to Owners:

    Payments received from tenants are promptly sent directly to the owner’s account for seamless financial management.
  • Quick Late Payment Notifications:

    We send reminders to tenants the very next day if payment isn’t received on time.
  • Non-Pay Notice:

    If we still don’t receive payment after 24 hours, we will send a legal notice (N4) to protect the owner’s interests.

Routine Inspections and
Repair Management

  • Seasonal Inspections:

    Conduct thorough seasonal inspections in the fall and spring, which include winterizing outdoor hoses, checking for leaks, inspecting fire and carbon monoxide (CO2) detectors, and examining furnace filters. If filters need replacement, it will be at the owner’s request.
  • Property Assessments & Maintenance Planning

    Perform detailed assessments to identify potential issues and develop a preventative maintenance plan to help maintain the property’s value.
  • Tenant Support:

    If tenants come across an issue, they can call us anytime. For emergencies, we will respond as soon as possible. For less urgent matters, we can schedule a time that works for all parties. If the tenant isn’t available, we can still enter the property to address repairs since we have access.
  • Prompt Repair Coordination:

    We handle basic handyman services that are within our know-how, as detailed in the a-la-carte section.
    For repairs that are more than minor or outside of our comfort zone, we will coordinate with trusted professionals. We will handle the billing and deducting the costs from the owner’s monthly rent. We will discuss any major repairs with the owner prior to proceeding.
  • Monthly Drive-By Inspections:

    We conduct monthly drive-by inspections of homes to ensure there are no surprises and that the property is being maintained properly.

Legal Notices and Documentation Management

  • Legal Notices:

    HandlingWe will manage all necessary legal notices, ensuring compliance with regulations and timely communication with tenants.
  • Move-Out Documentation:

    If a tenant informs us that they are moving out, we will have them sign the proper documents to formalize the process.
  • Late Rent Notifications:

    In the event of late rent, we will send the tenant the required legal documents to initiate the process.
  • Yearly Proof of Insurance:

    We will ensure that tenants provide us with yearly proof of insurance to maintain compliance and protect the property.
  • Receipt Availability:

    We will maintain organized records and have receipts readily available for both the tenant and the owner for transparency and easy reference.
